Pennsylvania seller closing costs explained

Closing costs vary by contract and location, but these are the items Pennsylvania sellers most often see on a settlement statement.

Realty transfer tax

Pennsylvania charges a 1% state realty transfer tax on most sales, and many local governments and school districts add their own, often around 1% combined. Some municipalities charge more. Who pays is negotiable; splitting it is common. Check the rate for your municipality.

Mortgage payoff and liens

Your lender's payoff includes the remaining balance plus interest to the payoff date. Any home equity line, judgment, or unpaid municipal bill must also be cleared.

Commission

Commission is negotiable and set by your listing agreement. Ask any agent to explain what is included.

Prorated taxes and utilities

Property taxes and some utility charges are split between buyer and seller based on the closing date.

Other common items

  • Deed preparation and notary fees
  • Any agreed repair credits to the buyer
  • Municipal resale or use and occupancy certificates where required
  • Home warranty, if you offer one

Your settlement company provides the final figures before closing.
