How to price your home to sell
The right price brings serious buyers in the first few weeks, when interest is highest.
Look at sold homes, not asking prices
Asking prices show hopes. Sold prices show what buyers actually paid. Focus on similar homes sold in the last three to six months, close to you.
Adjust for real differences
Bedrooms, bathrooms, garage, lot, condition, and updates all matter. A finished basement is usually worth less per square foot than main living space.
Watch the market pace
If homes near you sell in days, there is less room to price high. If they sit, price closer to recent sales and present the home well.
Why online estimates miss
Automated estimates rely on public records and cannot see condition or updates. Use them as a starting point at most.
