First-time home buyer guide for Pennsylvania
Buying your first home is a big step. Here is a simple plan.
1. Check your budget
Look at your monthly comfort level, not only the maximum a lender approves. Include taxes, insurance, and upkeep.
2. Get pre-approved
A lender pre-approval shows sellers you are ready and tells you your price range. Ask lenders about first-time buyer programs; the Pennsylvania Housing Finance Agency (PHFA) offers loan and assistance programs for eligible buyers.
3. Choose an agent and sign a buyer agreement
Buyer agents typically ask you to sign a written agreement before touring homes. It explains services and how the agent is paid. Read it and ask questions; terms are negotiable.
4. Tour, offer, and inspect
When you find the right home, your agent helps write an offer. Keep inspection and financing contingencies unless you fully understand the risk of waiving them.
5. Close
Review your Closing Disclosure at least three business days before settlement, do a final walk-through, and bring ID and certified funds as instructed.
